Hounslow's average home reached £525,435 in July, up 1.7% and sixth of 33 London boroughs. Semis rose 4%, while flats fell for a second year in a row.
The average home in the borough of Hounslow sold for £525,435 in July, £8,802 more than a year earlier. That is a rise of 1.7 per cent. London as a whole fell 3.3 per cent over the same year.
HM Land Registry published the July 2026 UK House Price Index on Wednesday 16 September.
We ranked all 33 London boroughs from the same release. Twelve rose and 21 fell. Hounslow came sixth, behind Barking and Dagenham, Kingston upon Thames, Waltham Forest, Havering and Bexley.
How the neighbours did
Three of the four London boroughs on Hounslow’s borders fell over the year:

Cross the Chiswick boundary east into Hammersmith and Fulham and the average fell by more than £70,000 in a year. It was the sixth steepest fall of the 33 London boroughs.
Houses rose, flats did not
The borough average hides a clear split by property type. Houses of every kind went up. Flats went down.
- Detached: £1,043,294, up £33,464 or 3.3 per cent
- Semi-detached: £716,213, up £27,763 or 4.0 per cent
- Terraced: £611,320, up £17,727 or 3.0 per cent
- Flats and maisonettes: £352,823, down £1,984 or 0.6 per cent
The flat average has now fallen two years in a row. It was £358,372 in July 2024 and £354,807 in July 2025. Over the same two years the semi-detached average rose by £33,345.
The first-time buyer average across the borough was £458,624, up £6,834 or 1.5 per cent on July 2025.
Three months up, still short of the peak
Hounslow’s average rose 1.9 per cent between June and July. It was the third monthly rise in a row, after 1.0 per cent in May and 0.9 per cent in June, and the biggest monthly rise since August 2025.
Since that August peak, the low point was April 2026, at £506,226. July’s figure is still £11,526 below the £536,961 recorded in August 2025, the borough’s highest in the index.
What the number is, and what it is not
Three things are worth knowing before this figure is used to price a specific house.
- It is a mean, not a median. The UK House Price Index averages recorded sales, so a few very large transactions pull it upward.
- It covers the whole borough, from Turnham Green to Bedfont. Our own analysis of Land Registry sales in the W4 postcode district put the median Chiswick sale at £772,500, far above the borough figure.
- Recent months get revised. June was first published at £512,888. It now reads £515,660, revised up by £2,772. May 2026, the latest month with a published sales count, rests on 73 sales, so treat July as provisional.
What it means for you
If you are selling a house, the year has been kinder than the London headline suggests. Semis, terraces and detached homes in the borough all rose by 3 per cent or more.
If you own a flat, the picture is flatter. A borough flat bought in July 2024 at the average price is worth about £5,500 less on paper today.
If you are a first-time buyer, watch £500,000 rather than the borough average. First-time buyers pay no stamp duty up to £300,000 and 5 per cent on the portion up to £500,000. Above £500,000 the relief cannot be claimed at all. The borough’s first-time buyer average of £458,624 sits under that line, but it moved £6,834 closer to it this year.
The August figures are due next month, and May, June and July may all move when they are.
